With the analyst's estimates for 2010 FFO ranging
from $.76 to $.87 currently, if they are right, I
guess the dividend to start at $.40 to $.50 annualy.

distribution in May, and at as low of a rate as $1
or $1.25 annually. It will leave them room to easily
raise it over time, which I got the impression from
